What is a CAEP

A CAEP (Contract of Association for Undertaking and Partnership) is the model through which the Screenproject Group associates two or more parties — owners, investors, companies, or institutions — to jointly develop a real estate opportunity. Each party contributes what they have available — land, capital, technical or execution capacity — and proportionally shares the risks and results of the project, maintaining their legal and patrimonial autonomy.

Who it is for

Land owners who do not intend to sell immediately, but want to participate in the valorisation of their asset. Private investors, family offices, and investment companies looking for direct exposure to real estate projects. Developers and constructors with identified projects or technical capacity to develop in partnership. Institutional entities with real estate patrimony — cooperatives, misericórdias (holy houses of mercy), and foundations — that intend to valorise assets without losing control over their destination.

How the process works

Opportunity presentation — the partner submits the land, building, or project through the single form. Preliminary analysis — evaluation of location, urban framework, market, and cost estimate. Definition of the model and contributions of each party — structuring the participation of each intervening party. Negotiation of commercial terms and guarantees Contractualisation — formalisation of the CAEP and, where applicable, constitution of the special purpose vehicle. Development — project, licensing, construction, and commercialisation, with the Group's technical supervision. Calculation and distribution of results, according to the terms defined in the contract.
